In the 1970s and 1980s, the villages of Carnia were experiencing increasing depopulation. The lure of urban centers, the need for higher wages to support large families, and the devastating earthquake of 1976 all contributed to this trend.
How could this be reversed? Leonardo Zanier and Pietro Gremese were among the first to see the potential of tourism as a way to revitalize the region. They introduced the idea of “turning emptiness into fullness,” as Zanier described it.
This vision led to the first Albergo Diffuso experiments—a hospitality model where private homes were opened to visitors, allowing them to experience the area as locals do. The first Albergo Diffuso projects began in Comeglians, Sauris, and Sutrio.
How Albergo Diffuso Works
An Albergo Diffuso manages multiple independent accommodations—fully equipped apartments scattered throughout the area—but with a central reception providing services, assistance, and everything guests need for a comfortable stay.
In Sutrio, we offer over 30 apartments, accommodating about 150 guests across Sutrio, Priola, and Rivo di Paluzza. Each apartment is unique, catering to different needs:
Couples or solo travelers
Large families or groups
Guests with disabilities or special needs
Athletes with sports equipment
Visitors traveling with pets
And more!

On June 5, 2025, we will celebrate 25 years of Albergo Diffuso Borgo Soandri—an important milestone in our journey. Looking back, so much has changed, and even Sutrio itself has transformed!
